Start with the roof condition

Repair, overlay or rebuild—the right answer depends on what is underneath.

A localised leak or damaged detail does not always mean replacing the whole roof. We assess the cause, the surrounding covering and the deck before recommending a compatible repair where suitable.

A flat roof can look tired on the surface while the structure below remains sound. In that situation, a compatible overlay can extend its service life without the cost and disruption of stripping everything away.

If moisture, decay or an unsuitable structure is found, covering over it only hides the problem. We can strip the roof back, renew the necessary timber and decking, then install a complete waterproofing and roofline package.

At Baring Road, replacing only the covering was not appropriate. The old roof was removed and a complete new timber structure installed before waterproofing began.

    Renew the supportNew 100 × 50mm timber wall plates mechanically fixed to the masonry.

    Form the structure150 × 50mm joists at 400mm centres, with noggins maintaining spacing and restraint straps tying the roof structure to the garage wall.

    Deck and finishAn 18mm OSB deck, Alwitra Evalon VSK membrane, Evalon-coated aluminium drip trims, white uPVC fascias, guttering and a new downpipe.

From asbestos-cement sheets to a complete new roof

The garage roof was fully stripped and rebuilt ahead of a separate solar-panel installation. New wall plates, joists, noggins and an 18mm OSB deck created the roof structure, finished with Alwitra Evalon VSK, coated aluminium drip trims, white uPVC fascias and new rainwater goods.

A sound deck retained and overlaid

Inspection found the ageing GRP covering was nearing the end of its useful life, while the timber below remained in good condition. Loose and sharp GRP was removed, followed by separation fleece and a mechanically fixed Siltec RP membrane with matching aluminium drip and water-check profiles.

Common questions

Choosing the right
flat-roof work.

Can a leaking flat roof be repaired rather than replaced?+

Sometimes. Where a defect is localised and the surrounding covering and deck are sound, a compatible repair may be suitable. We first assess the source of the problem and the wider roof condition. Widespread deterioration, trapped moisture or a failed deck may call for more extensive work.

Does an old flat roof always need stripping?+

No. If the existing structure and deck are dry, stable and compatible, a correctly prepared membrane overlay may be possible. Where the deck or structure has failed, a full strip and rebuild is the dependable option.

Can a flat roof be renewed before solar panels are fitted?+

Yes. Renewing an ageing roof before the solar installation can avoid removing the panels later to carry out roofing work. The solar designer and installer remain responsible for their mounting system, loading and attachment details.

Do you replace the timber structure as well as the covering?+

Yes, when required. Monos can replace wall plates, joists, noggins and the roof deck before completing the waterproofing, roofline and rainwater goods.

Which waterproofing systems do you install?+

We are approved contractors for Alwitra, Siltec and Protan. The membrane and fixing method are selected around the substrate, roof condition, detailing and project requirements.
